What is a property maintenance emergency?

An unforeseen event that if not dealt with quickly would, via a reasonable opinion render the property unsafe/insecure; or cause further damage to the Property; or cause personal risk to the tenants.

Example of a property maintenance emergency:

Flooding, fire, smell of gas, no hot water in the entire property, no heating in the entire property, absolutely no power – no electricity in the entire property.

In the event of an emergency please read the below advice before calling our emergency number

At Any Time

If you smell gas or are worried about gas safety, you should call the National Gas Emergency Service Freephone number on 0800 111 999 at any time day or night.

Life/Death Emergency

‘999’ will connect you with the Police, Fire Brigade and Ambulance Services. Only use '999' for real emergencies or life and death situations.

During VA office hours: (Monday to Friday: 9:00am – 18:00pm or 6:00pm)

Out of VA hours: (Bank Holidays, weekends, weekdays: 6pm – 9.30am)

Urgent/emergency issue AFTER 6:00 PM please call the office number (01582 346 203) select option 1 and enter PIN 01582

If there is no answer, please leave a message stating your contact number and property address. Your call will be returned ASAP

Emergencies ONLY

Please note: This emergency service is free at the time of request. However, if the emergency is due to any act of negligence or responsibility of the tenant then you will be liable to reimburse the cost of the call out and any works carried out.
