Don’t Patch Paint – It Could Cost You

We’ve all been there — a little mark on the wall, a scuff you didn’t notice before. You might be tempted to fix it yourself with a quick bit of paint...

Please don’t.

One of our tenants recently gave it a go — and I totally get it — they were just trying to help. But their patch-up job ended up costing them a serious chunk of their deposit.

Here’s what happened.

The Tenant Meant Well… But

The property had been professionally redecorated just before they moved in. Two years later, a couple of light scuffs appeared on the living room wall.

They grabbed some paint (not the right shade, might I add), dabbed over the marks, and hoped for the best.

But instead of blending in, the patches stood out even more. Uneven texture, colour mismatch — the works.

Now we’re in the middle of going through their deposit, and unfortunately, they could be looking at covering 70% of the full redecoration bill.

Ouch.

So What Should You Do Instead?

If you're ever unsure — always speak to us first.
We’ll guide you on what’s fair wear and tear and what might need sorting.

And if it does need sorting? Let the landlord or managing agent deal with it properly.
Doing it yourself could backfire — and that’s the last thing we want.

This Isn’t About Blame - It’s About Awareness

We know tenants want to look after their homes. We love that.
But a rushed repair can make things worse — especially if the property was freshly done before you moved in.

So next time you spot a mark or chip, just reach out. It’s what we’re here for.
